Resident Selection Guidelines


It is the policy of Ginger Ridge and Signature Housing Solutions, Inc. to take process and accept applications of residence without discrimination, from any person wishing to apply. The system by which applications are approved and rejected will conform to Local, State, and Federal Laws governing Fair Housing, Equal Housing, and Equal Credit Opportunities.

All applications will be reviewed with regard to criminal background, prior rental history, credit, earnings, and other financial data that reflect on the applicant’s ability to pay the required rent.  The leasing agents will be required to obtain all information in independent third party written form or otherwise approved by the manager of Ginger Ridge or one supervisor for the managing agent. Restrictions may apply.

A. Application Requirements

The following information will be used to determine program eligibility for anyone who is seeking housing at the development.

1. The head of household must complete a written application certifying the accuracy of all information that is provided. The applicant will be provided with the appropriate disclosures concerning the privacy act.

2. A credit report will be ordered.

3. A criminal background search will be obtained.

4. Verification of employment, income, bank accounts, and other assets, etc., is required as applicable for each applicant.

5. Verification of previous housing for 5 years, is required. This will include references from previous landlords. If applicable, it will also include verification for those who were homeowners or lived with parents or guardians. Applicants will not be rejected solely for lack of rental history.

6. Proof of citizenship status for all members of the household is required.

7. Verification of Social Security Numbers for all members of the household is required.

Administration Fee                                                     $100 (non-refundable)


Security Deposit                                            A minimum of 1 months rent
(May vary based on credit)

ONCE YOU HAVE BEEN APPROVED (CREDIT / CRIMINAL) A DEPOSIT OF $250.00 IS REQUIRED TO HOLD AN APARTMENT AND AN ADDITIONAL $100 ADMINISTRATION FEE IS DUE. YOU HAVE UP TO 72 HOURS FROM THE TIME YOUR APPLICATION IS APPROVED TO CANCEL, OR THE $250.00 HOLDING FEE BECOMES NON-REFUNDABLE. If your application is approved, then the holding fee gets applied toward your security deposit.

Minimum Income Requirements:

1 Bedroom - $27,000 per year
2 Bedroom - $32,000 per year
3 Bedroom - $36,000 per year
